This impressive elevated cliff top house has been a much loved family home for many years and is now being offered for you to enjoy as your holiday home. There is a large sociable lounge, a seperate kitchen/dining room, a study/cwtch & 4 bedrooms, sleeping up to 8 people. The property boasts an enviable location on Settlands Hill that gives outstanding uninterrupted beach and sea views. Parking is available for 2 cars & 2 well-behaved dogs are welcomed.

Ground Floor

Main front door leads into:

Hallway : Large central hallway with original red flagstone tiled floor, plenty of space for shoes/boots. Doors to the ground floor rooms lead off from this area & stairs lead to upstairs bedrooms and bathrooms.

Cloakroom : Off the hallway a small cloakroom with WC & basin.

Lounge : carpeted flooring and rugs, dual aspect windows (a large bay window to the front of the property boasting fabulous garden/sea views and 2 side windows), log burner, 3 sofas, comfy chairs & occasional tables, TV with Freeview channels, DVD player, WiFi, books and a variety of board games. The bay window has a small dining table and window seating, ideal for a lunch with a view.

Kitchen/Dining Room : with slate tiles and rug, the dining area has a fireplace with an electric fire, a large bay window with seating ideal for day dreaming out to sea, a dining table & a Welsh dresser. The kitchen has a modern electric Aga, 2 ring hot plate, microwave, large family fridge, dishwasher, double drainer sink and stainess steel work surfaces.

Off the kitchen is a Utility Room housing the washing machine, tumble dryer, freezer and an additional sink. Also storage for coats and shoes too.

Study/Cwtch : with slate flooring and rug, comfy chair and large desk. Floaded with light from large skylight and porthole window. Seperate outside door to the garden, which is ideal for bringing in the dogs and children straight from the garden or beach as a door from study leads directly to a small hallway with an internal Ground Floor Shower/Wet room with tiled floor & walls.

Bedroom 1 : Large Master En-suite room, carpeted, dual aspect windows (a large bay window to the front of the property boasting fabulous garden/sea views and 2 side windows), king size bed, bedside tables, dressing table, chest of drawers and built-in wardrobes. A small table and window seat in the bay window is a perfect for nightime stargazing with a glass of wine or beach watching with your morning coffee. The en-suite is tiled with WC, sink and electric shower. 

Bedroom 2 : carpeted with twin beds, bedside table & chest of drawers. Large window with sea/garden views.

Bedroom 3 : carpeted with Double bed, bedside tables, Otterman, chest of drawers and free standing wardrobe. This room also benefites from a free standing sink, with mirror and light above. The large bay window, with fabulous sea/garden views, has seating and a coffee table, perfect for your morning coffee or evening tipple.

Bedroom 4 : carpeted with bunk beds, bedside cabinet & small wardrobe. Window to the rear of the property. 

Family Bathroom : tiled with WC, sink & bath with hand held shower attachment. Window to rear of the property.

Seperate WC : tiled with WC & sink. Window to rear of the property.

Garden : Large private garden in an enviable position at the front of the property which makes the most of it's wonderful cliff top location. It has a large paved area directly in front of the house with outdoor picnic benches, perfect for Al Fresco dining. A few steps take you down to a secluded grassed area wih further steps down to a paved seating area with another picnic table. The whole of the outdoor space has wonderful uninterrupted views of beach, 'The Point', Goultrop Headland and the sea beyond. (Please note this is a cliff top location so young children should be supervised at all times and the surrounding parapet wall is 590mm high).

Further steps take you down to outside area of 'The Gazebo' House which is seperated by a locked gate (if both houses are rented by the same group the gate will be unlocked so both outside spaces can have communal use).

Parking: Tarmac parking area for 2 cars, set just below/to side of the garden area and is shared with the parking/access to 'The Gazebo' House. (N.B. The boats stored in this area are for owner use only).

'The Gazebo' House is owned by the same family and can accommodate up to 4 people. This property can be booked seperately or with 'Cliff Cottage' to accommodate larger familes/groups of up to 12 people.

Heating : The cottage has electric storage heaters, instant wall heaters, an electric fire in dining area & a wood burner in the lounge.

All bed linen, tea towels, oven gloves, jay cloth & scourer are provided and can be changed for a 2 week booking if required.

N.B. Towels are not provided.

Travel cot and high chair provided (cot bedding not supplied).
